Sam Apelbaum had been a suburban general lawyer working in Scarborough since 1975. At first he practiced in partnership, and then from 1977 as a sole practitioner when in the year 2000, he decided to try real estate part time. It was a logical extension of his practice and a way to further service his existing clients. Within four years he found himself practicing real estate full time and, although he no longer practices law, he continues to be a member of the Ontario Law Society. Sam's customer service approach has always been to minimize client stress and expense through co-operation and negotiation. On the occasions that, as a lawyer, he and his clients found themselves in court, it was because the case could not be settled in any other way. Calming things down has always been part of Sam's personality. In negotiations, he always remains realistic and is careful not to create undue expectations. Sam has known from the beginning that the significant difference between real estate and law is that in real estate it is important for everyone to be on good terms to get deals done. There is no room for ego and confrontation. This approach has resulted in Sam's deals now coming almost exclusively from repeat and referral business. His strategy in his real estate business has been to create a presence through his sphere of influence, which includes an original database of about 400, many of whom were previously his law practice clients. Over the years Sam has made sure to keep in touch with his database through a combination of personal meetings, telephone calls, direct mailings, and his monthly electronic real estate newsletter, which is an automated service he has used for several years and allows him to focus more on his clients.
