Charles Pinsent began his real estate career over 30 years ago. Focused on the economics of real estate, his first projects were community and regional shopping centres across Canada, for which he conducted market research in order to create pro formas used to obtain financing and interest from retail anchors. This research included the market area of the shopping centre, evaluating the competition,anticipated developments, potential re-zoning, expected population growth, and changes in the transportation network in order to generate a 5-10 year financial plan. When the traditional anchor stores stopped expanding, Charles turned to the downtown Toronto office market, such as Scotia Plaza where he applied his skills for 13 years. Then with the 1990 shift in the office market he then applied his expertise to the residential market. Charles journey depicts his ability to be flexible for his clients and to identify the best opportunities for their goals. It is his experience that defines his analytical approach to home buying and investing. Charles philosophy is that the purchase decision is his client’s to make and his job is to get them up to speed so they can make the best decision possible for their situation. Born in Toronto and having spent many days bicycling through many of its neighbourhoods, he is familiar with all aspect of the city. Charles especially likes working with someone who is new to Toronto by showing them the different areas of the city that interests them.
